Our Homebuyer Report (Level 2) provides those looking to purchase a property with peace of mind and is delivered with or without a valuation on request. Along with a visual inspection, we highlight any defects and then a summary of the overall condition of the property, allowing you to make an informed decision on whether to proceed with the purchase.
This report is ideal for modern homes that are in a reasonable state of repair. For older properties that may require or have had major work completed on them or homes that have an unconventional construction, we recommend a Building Survey.

What’s the Difference Between a Homebuyer Report & a Mortgage Valuation Report?
Commissioning your own survey is simple and an economical way to sidestep any horrible and costly surprises post-purchase.
Even if you are looking for a mortgage on a property, and you’re already paying for a Mortgage Valuation report, it’s still often a good idea to commission a more detailed report anyway.
This is because a Mortgage Valuation report is solely prepared for the lender and not necessarily for the borrower. The report will only cover the answers to the lender’s questions relating to their mortgage security. This means you cannot rely on this report to answer questions relating to your personal requirements or any specific questions on the state of the property.
Survey reports are now categorised into four levels:

During this process, David will aim to offer professional advice in regards to:
Helping you form a decision on whether or not to go ahead with the purchase.
Give you independent advice on how much the property is actually worth.
Informing you of any repairs or replacements the property requires.
Considering what further advice you may need to seek before committing to the purchase.

During this process, David will aim to offer professional advice in regards to:
